Capitol Crossing

The Brief

Capitol Crossing wanted to launch an ad campaign promoting its new spec suites, vibrant neighborhood, on-site amenities, large block availabilities, and strong leasing momentum. With more than 140,000 SF recently signed, the campaign aimed to celebrate this success while reinforcing the building’s market position. The goal was to generate excitement, increase awareness, and highlight Capitol Crossing as a premier leasing destination in DC.

My Role

I developed a weeklong drip campaign featuring a daily eblast, each focused on one key building feature. To cap off the campaign, we sent a bottle of Dom Pérignon to 75 tenant rep brokers as a thank-you for their role in the leasing success. I collaborated with Woodchuck USA to create custom cedar wood boxes for the bottles and designed five eblasts that explored each feature in depth. Each eblast was built into a printed booklet that I fastened with pins and inserted into the box. I presented concepts to the client throughout the process, incorporating feedback at every check-in, and our team hand-delivered each box to brokers across the DC area for a personal touch.

The Outcome

The campaign generated a wealth of positive anecdotes from tenant rep brokers who appreciated the thoughtful gift. The eblasts achieved strong engagement, with open rates averaging between 31% and 38%. Awareness of Capitol Crossing’s new developments and features increased significantly. Several brokers even reached out directly to compliment the creativity and execution of the drip campaign itself.
